Southern Meadows FAQs
You are responsible for the electric services provided by Ameren. Please call (800)-755-5000 to register the electric into your name or visit them online at www.ameren.com.
You are responsible for the water and sewer utilities provided by the City of Marion. They require signed paperwork and a security deposit. Please make sure to mail or take all necessary paperwork to them at 1102 Tower Square Plaza, Marion, IL 62959. If you have any questions, please call (618) 993-5610.
Trash services will be through Bulldog Systems, LLC. You are responsible for setting up your account. There phone number is (877) 285-3479.
In the event that personal property is damaged due to fire, flooding, water leakage or other casualty, Parks and Roberts Rentals, LLC or any of its agents are not responsible for loss of or damage to your personal property. Parks and Roberts Rentals, LLC strongly recommends that all tenants procure renter’s insurance to cover such damage to personal property. If you choose not to procure such insurance, you do so at your own risk.
Tenants with written permission from the Landlord to have a pet are required to have renter’s insurance that covers pet bites or any other injury that can be caused by a pet. Proof of this insurance is required. A good place to start regarding renter’s insurance is by contacting the insurance company that carries your vehicle insurance coverage.
We encourage tenants to schedule these service installations on the day of their move in or shortly after as these services are not available until the companies do their installations. Tenants are responsible for meeting installers.
The owners have arranged for Futiva Communications to be installed in the subdivision. It is the tenant’s responsibility to set up their individual account with Futiva. Once the account is established, they will have internet access and be able to stream a variety of TV options. You can contact Futiva at (618) 736-2901.
You will receive an email from apartments.com (property management website) to create an account through their website. Setting up the account will enable you to review your account balance, and pay your rent online using your checking/savings account (free) or your credit card/debit card ($25.00 fee per payment).
We provide the washer and dryer hook ups only. You must provide your own washer and dryer. You are responsible for installation. The plug on your dryer must be a 4-prong plug-in. It is CODE. You will need a flexible hose to attach your dryer hose to the outside vent. Please clean the lint screen in your dryer in between each use. Failure to keep your lint screen clean in your dryer is a fire hazard.
Your mailbox compartment will be labeled with your address, you will need your mailboxes key to access your mailbox. The postal carrier will leave a key in your personal mailbox for the parcel mailbox for medium size packages. The key will allow you to open the parcel mailbox and retrieve your package. Larger packages will be delivered to your front door.
A pet(s) is allowed (dog or cat) as long as their weight or combined weight does not exceed 30lbs. Please reference your lease for complete instructions regarding pets. No pets are allowed unless you have written permission from property management or the landlord. No “guest” pets are allowed at any time. If you have written permission to have a pet, your pet isn’t allowed to be outside unattended. You must walk your pet on a leash. Please pick up your pet’s waste and properly dispose of it.
